Thousand Oaks has more condo and townhome inventory than the rest of the Conejo Valley combined. The bin model is fundamentally different from single-family service: shared bin enclosures, multiple units per enclosure, professional property management instead of resident-by-resident handling.
For condo/townhome HOAs and property managers, our service structure is around the bin enclosure rather than the unit. We handle pulling the bins from the enclosure to the curb, collecting them after pickup, and rolling them back. Often there's also a midweek check to ensure the enclosure isn't overflowing.
The pricing model is per-enclosure rather than per-unit. A 40-unit condo with two bin enclosures might pay roughly the same as an 80-unit condo with the same number of enclosures. Volume scales with enclosure count more than unit count.
